The reason so much can be done with so little information is because the software uses the address to obtain a lot of publicly-available information on your house. This information includes: the floor area and age of the house; the average winter temperature and area median income at your location (which determines some of the subsidies); the prices of heating oil, propane, natural gas and electricity in your area; the average energy use per square foot for homes in your area (from government surveys) and enough information to estimate the amount of sunshine available for solar panels on your roof.
I combine all this information according to the laws of physics for heat loss ( the underlying equation is uA(deltaT) summed over the surface areas of the house) and analyze the financial costs and savings using standard discounted cash flow analysis using 5% as the minimum required return on investment.
This approach estimates your actual energy usage. I have validated this approach to the more accurate version calibrated to the actual heating and electricity bills and have found that over 90% of the recommendations are the same. The “more accurate’ version has been used by me to help about 50 homeowners in MA cut their carbon emissions in the most cost-effective way. That “more accurate” version is what I used to do for clients of my Zero Carbon consulting business and it would typically cost $1,500 – $2,000. Clients would often save more than that in the first winter. Because of the software, I now offer the “more accurate” version for $199 and offer the estimated version for free.

Please note that this is a beta test version. It only works for single-family detached homes in Massachusetts that heat with only one of heating oil, natural gas or propane. It will not be accurate if you use more than one type of heating fuel. It is most accurate for homes between 1,500sf and 5,000sf. Do not use it if: you heat with heat pumps already, you charge an electric vehicle on your meter, you have solar panels on your roof or use community-source solar. There are other limits too, so please read the “Criteria for use of this report” section at the end of the report.
ALSO IMPORTANT: Because so much data is gathered and analyzed, the report can take about 15 minutes to run. If there are many requests at the same time they are queued up and run in the order in which they are received and it can take up to an hour.
